Living off-base

The Base Housing Office is located in Bldg. 600, across from the bus station. The telephone number is DSN 784-6791/1840, Fax 784-2800. The office is open from 8 a.m. to noon and 1:30 p.m. to 4 pm., Monday thru Friday. The housing office closes at noon for training every first and third Thursday.

The housing office will provide you with a listing of legitimate licensed broker/inspected houses list that is pre-screened to conduct business with USFK personnel. 

Members authorized to reside off-base must process all leases through the Housing Office.

The number and quality of housing has greatly improved, but often still does not meet the expectations of USFK members. The square footage is less than what most service members are accustomed to usually 800-1600 square feet for 2/3/4-bedrooms and are High-rise apartment/ Low-rise buildings. 

Built-in closets are not common and approximately 60 percent of 2 or 3 bedroom available houses are located in main gate area and three-, four- or more bedrooms apartments are located in high-rise apartment complex area far from base.

Base Housing Office advices all USFK members pay their rent in the local currency. The landlord or realtor will request two month rent in advance, one for security deposit and the other first month's rent.

All servicemembers should act promptly when knowing he/she will be leaving off-base house by giving the landlord 30 days notice. 

The termination lease form can be obtained at the housing office. It must be accepted by the landlord to be able to terminate properly. Most landlords are willing to work with you, but you may encounter some difficulty receiving unused OHA/LQA and rent paid in advance from the landlord.

Base Housing Office will try to mediate as best as we can to assist you. However, it is the member's responsibility to properly terminate their lease.

Housing Office will offer the following services:

· Review and process rental contracts. Negotiate and mediate disputes.
· Brief and process paperwork for Overseas Housing Allowance (OHA)/Move-in Housing Allowance (MIHA).
· Liaison/ interpretation with tenant, landlord, real estate agency, community and governmental officials.
· Provide rental agreements in English and Hangul.
· Perform property inspection.
· Furnishing Management support Command-Sponsored personnel only.


Members has two options to find the property.

1. On your own / through the realtor :

· Please bring address to housing office to schedule a property inspection.

2. Housing Office tour :

· The property already has been inspected a lease available upon request.

Note: The Furnishings Management Office can not provides furniture and appliance to
unaccompanied members. This service is for command sponsored personnel only!!
